The straight answer

Lakeland Concrete Co widens, extends and replaces concrete driveway slabs in Riverstone, the 2019 to 2021 subdivision on Medulla Road in southwest Lakeland. City code lets a standard driveway here run 10 to 24 ft wide, and the apron sits in City right-of-way. Expect $8 to $14 per sq ft, and we confirm your price in a free written estimate after we see the lot.

Builder driveways from 2019 on, and what owners add to them

Nearly every house in Riverstone, 1,172 of about 1,200, sits on plats the Polk County Property Appraiser shows recorded between October 2019 and June 2021, so the driveway in front of yours is most likely the one the builder poured. We don't guess at its thickness or steel. At the visit, we check the edges, the joints and any settled panel.

On a house this young, the work is more likely a driveway extension than a full redo: a third parking spot, a pad for a boat or work trailer, a side strip to the gate. A sunken panel can still mean a driveway replacement, tear-out and all. Have your survey handy at the visit. Frontage and lot lines decide how far a widening can go. Our concrete driveway page covers the job citywide, and the driveway cost guide runs the size math.

How wide City code lets a Riverstone driveway grow

Lakeland's Land Development Code sets residential driveway sizes in Sec. 4.11.4.6, adopted by Ord. 5793 in 2019. Riverstone sits off the City's historic district map, so you get the general numbers, not the 8 to 10 ft cap that governs the districts around Lake Morton. Here's how that plays out on your lot:

LayoutWhat the code allowsWhat it means in Riverstone
Standard driveway10 to 24 ft wideA two-car slab can widen toward 24 ft
Ribbon driveway7 to 10 ft outside edge to outside edge, tire strips at least 2 ftLegal, if you like the look
Circular driveway10 to 14 ft wide, needs at least 75 ft of frontageCheck your frontage on the survey
LengthAt least 20 ft onto the lotA short side pad still has to meet it
Curb cutsOne per lot, unless a circular layout or access to an improved alleyA second opening for an RV pad isn't allowed unless an exception fits
Parking padUp to 10 ft wide beside a conforming driveway, fully on the lotA code-allowed way to add a third car

What It Costs

Here are our driveway ranges, applied to the work Riverstone owners ask about. Your number depends on size, thickness and how much old concrete comes out.

Peace River Drive to Medulla Road: City streets, City paperwork

The City's street centerline map codes every street segment inside Riverstone as City-owned, about 13.8 km of pavement, from Peace River Drive and Arlington River Drive to the stretch of Medulla Road through the community. So the apron, the stretch between your lot line and the curb, sits in City right-of-way.

The Building Inspection Division processes residential driveway permits. Public Works Engineering inspects the work, wants a pre-construction notice at least 48 hours before we start, and issues the Right-of-Way Use Permit any work in its right-of-way needs. Your apron has to match the City's Engineering Standards Manual. Next comes the county: Florida law calls for a Notice of Commencement recorded with the Polk County Clerk before work starts on a direct contract over $2,500, and a copy goes to the building department before the first inspection once the contract passes $5,000. A full driveway clears both lines. Our Lakeland concrete permit guide lays out the order. If your lot sits partly in one of Riverstone's FEMA Zone A pockets, the HB 803 under $7,500 permit exemption is off the table for that lot.

Pomona sand under the slab: base and slope for a wet subdivision

About 70.7% of Riverstone maps as Pomona fine sand. The USDA's official Pomona description calls it very deep and poorly to very poorly drained on flats and flatwoods. You'll also find smaller patches of Eaton mucky fine sand, which formed in clayey marine sediment with slow permeability below the sandy top. No series mapped inside the subdivision is well drained.

That tells us three things about a driveway. The base has to be clean, compacted sand with roots and topsoil stripped out, because a soft spot under a wheel path shows up later as a sunken panel. The slope has to carry water off the slab and out toward the street, never back toward the garage door or under the old concrete you're tying into. Timing counts too: the National Weather Service puts the local rainy season at May 25 to October 10, so on a summer job the subgrade gets checked again on pour morning. If it's soaked, we reschedule. Soil maps describe the neighborhood. What we find at your curb decides your base.

How Your Job Goes

  1. Measure against the code

Frontage, the existing curb cut and how far a widening can go under the 10 to 24 ft rule.

  2. Written quote

Thickness, steel, joints, tear-out and price in writing within 48 hours of the visit.

  3. Permits and notice

Driveway permit through Building Inspection, the Right-of-Way Use Permit for apron work, and the 48 hour call to Public Works.

  4. Pour and protect

We pour early, start curing right after finishing and leave a clean jobsite.

Pickups, boat trailers and the 5 inch question

Concrete Network says moving from 4 to 5 inches adds roughly 20% to the concrete cost and boosts load capacity by nearly 50%. Will a work truck, an RV or a loaded boat trailer sit on the new section? Then we put 5 inches on the quote. Cars do fine on 4.

The IRMCA homeowner sheet calls for 4,000 psi concrete at 28 days and control joints no more than 10 feet apart, saw-cut at least a quarter of the slab depth. Wire mesh suits a 4 to 5 inch slab, and rebar on about a 12 inch grid comes in at 5 inches and up.

We set an isolation joint wherever new concrete meets the builder slab, the garage floor or the public sidewalk, so each piece moves on its own. Match the new control joints to the old ones and the driveway extension looks like one concrete driveway, not a patch.

Full sun near Lakeland Linder: pour timing and the first week

Out here, a new concrete driveway bakes. Tree canopy averages about 11.9% across the neighborhood, and the densest of it lines the wetland edges, not the front yards. Fewer big trees means fewer roots to plan around, and more sun on a fresh slab. Lakeland Linder International Airport sits less than two kilometers away.

NRMCA ties plastic shrinkage cracks to fast surface drying, and wind over 5 mph, low humidity and high temperatures speed it up. In summer, then, we book the truck early and never add water beyond the mix design. Curing starts as soon as finishing ends and runs for at least 3 days under wet burlap, plastic or a curing compound. White pigmented compounds reflect heat.

Keep cars off for at least 7 days, longer for a loaded trailer. IRMCA, an Illinois concrete group, suggests sealing about 30 days after the pour and again every 2 years.

Common Questions

How wide can a Riverstone driveway be under City code?
Standard driveways in Riverstone can run 10 to 24 ft wide under Sec. 4.11.4.6 of Lakeland's Land Development Code, because no historic district overlaps the subdivision. It also has to reach at least 20 ft onto the lot.
Can I add a second curb cut for an RV pad on my Riverstone lot?
Not under the standard rule. City code allows one curb cut per lot, with exceptions for circular layouts and lots with access to an improved alley. What works instead is a parking pad up to 10 ft wide alongside your existing driveway, kept fully on your lot, so the trailer still uses the one opening at the street.
Who signs off on a driveway apron along Peace River Drive?
The City codes Riverstone streets as City-owned, so your apron sits in City right-of-way. The Building Inspection Division processes the driveway permit, Public Works Engineering inspects it, and any work past your lot line needs a Right-of-Way Use Permit first, built to the City's Engineering Standards Manual.
How thick should a new concrete driveway be for a truck or boat trailer?
For cars, 4 inches. For a pickup that lives on it, a loaded trailer or an RV, we quote 5 inches with rebar on about a 12 inch grid. Going from 4 to 5 adds roughly 20% to the concrete cost and nearly half again in load capacity. On poorly drained Pomona sand, we'd rather have that margin.
Rebar, wire mesh or fiber for a concrete driveway extension?
Mesh for a 4 to 5 inch extension, rebar for 5 inches and up, and fiber only as an extra. NRMCA says synthetic fibers cut early shrinkage cracking but can't replace steel, thin the slab or widen joint spacing. On poorly drained sand, the base under the slab matters more than whatever goes in it.
When can I park on a driveway poured during the rainy season?
Give it at least 7 days before cars, longer for a heavy trailer. Between May 25 and October 10 we pour early to beat the afternoon storms and start curing as soon as finishing ends. A soaked base on pour morning means we reschedule. We won't pour on mud.
