One 2024 plat beside East Lake Parker Drive
Cypress Point at Lake Parker is a single recorded plat, Plat Book 207, pages 13 to 18, recorded July 25, 2024, per Polk County Property Appraiser plat records. It covers about 49 acres of east Lakeland, all inside city limits, and touches Lake Parker on the City's hydrology map. East Lake Parker Drive, North Canal Avenue and Fairway Avenue run along the edges, with Memorial Boulevard (US 92) and East Main Street a short walk away. Interior streets include Hour Glass Road, Bald Cypress Drive and Osprey Roost Drive.
The appraiser counts 158 single-family homes, 41 vacant residential lots and 13 common-area parcels. Lennar marketed the homes in two collections, The Manors and The Estates, and its page shows both sold out. Homes are zoned for Phillip O'Brien Elementary, Crystal Lake Middle and Tenoroc Senior High. Neighbors on our service area map include Lake Bonny, under half a mile away, and Shore Acres, with Lakeshore across Lake Parker on the west shore.

A protected lakeshore, with common tracts in front of it
Lake Parker covers more than 2,100 acres, and the City's Land Development Code lists it twice: as one of 11 protected lakeshores and as one of 8 parkway lakes. Section 6.4 sets a 50-foot landward setback from the ordinary high water line for structures.
Here's the good news for homeowners in Cypress Point at Lake Parker. The parcels within about 30 meters of the lake are 5 common-area tracts and 1 vacant commercial parcel, not house lots. So a front driveway or back patio sits well behind the shore strip.
Still, confirm your own lot on the City map if it sits near the water, and ask the City whether a patio counts as a structure under that setback before planning anything near the line. The City's Lakes and Stormwater page says shoreline projects need City permits and other agencies may require their own. The SWFWMD Parker Structure dam sits about half a mile from the plat.

Driveway width, curb cuts and an apron on Hour Glass Road
Cypress Point at Lake Parker isn't in a historic district, so the City code's standard layout rules apply. A residential driveway can run 10 to 24 feet wide, and each lot gets one curb cut unless it has an improved alley. Circular driveways 10 to 14 feet wide are exempt from the one-cut rule, but only on lots with 75 feet of frontage. Check your frontage on the survey first.
Want room for a second car? Widening the builder driveway keeps you to one curb cut. An isolation joint goes where the new section meets the old slab, and the finished width has to stay inside the code range. A side walkway to the back gate can go in the same pour.
Who owns the street out front is still an open question. Hour Glass Road, Bald Cypress Drive and Osprey Roost Drive aren't yet in the City's street centerline layer, so check the plat dedication or call Public Works before anyone treats the apron as City right-of-way. Smyrna and Myakka sand: wet flatwoods under the lawns
The USDA soil map Polk County serves puts Smyrna and Myakka fine sands under about 84 percent of the plat. The Smyrna series description calls it poorly to very poorly drained, and Myakka gets the same class. St. Lucie fine sand, which is excessively drained, covers about 7 percent and Adamsville, somewhat poorly drained, about 7 percent more.
Wet sand needs a careful base. The Florida Residential Code wants fill under a house slab free of vegetation and foreign material and compacted for uniform support, and we can hold a patio, walk or shed slab base to that standard. A slab can also be pitched so rain moves toward the lawn and away from the house.
The flood picture is cleaner. About 98 percent of the plat is FEMA Zone X, no special flood hazard area crosses it and no wetlands are mapped inside. So the flood exclusion in Florida's HB 803 shouldn't block a small job on a home lot, but the under-$7,500 exemption still needs a written request, skips structural work and is the building official's call. Under 2 percent tree cover: pouring in open sun
Tree canopy data averages under 2 percent across Cypress Point at Lake Parker, and that imagery may even predate the clearing for construction. That means few roots to fight. It also means a slab cures in open sun, with Lake Parker's open water next door.
That's the setup NRMCA's plastic shrinkage guide warns about: wind over 5 mph, low humidity and high heat pull water off the surface faster than it bleeds up, leaving shallow cracks. On those days we can set windbreaks or sunshades, use fog spray or an evaporation retarder between passes and begin curing as soon as finishing ends, for at least 3 days. From May 25 to October 10, the West Central Florida rainy season, afternoon storms belong in the schedule too.
